October, 2014

October 4

First saw the land at Twin Waters, South Nowra.
Liked what we saw, and talked about the pros and cons of building our own home, in the car, as we drove back to Sydney.

October 15

Listed the house for sale.  I need two weeks to tidy up, and make some minor repairs.

October 19

Back to Twin Waters, to look at two blocks of land.  Also looked at the builders there, and found a house that we liked a lot, as McDonald Jones.
They are going to do a set of preliminary plans for us, for two blocks of land.

October 31

Saw first set of plans for the house.  Looked at the plans on how the house sits on both blocks of land. Decided that 445 suits us better. House plans look very good, for the first set.  Requested a lot of changes.  Will wait to see how the next plans look, and the price.

Asked land developer to put block 445 on hold for us, while we work on plans and prices.


November, 2014

November 1

First open house for the sale of Lidcombe.  Some good interest, one couple seems to be seriously interested.

November 8

Reviewed second set of plans.  House looking great.  Price in line, so we are very happy.
Lots of changes to the basic Wentworth plan.  Needed the narrow front on the house for the wedge shape block of land.  Changed main bed room, garage wider, bedroom side of the house 1m longer.  Huge walk in butler pantry
Decided that we want block 445.

Second open house.  One couple from previous week had a second look.

November 10

Paid $ 200 deposit on the land.  Contracts go to my lawyer.  Land will not be available until Jan or Feb 2015.  My guess is that it will be more like Feb.  Land developer agreed to settle on our purchase of the land on March 31.  Gives us time to work on house plans, and ensure Lidcombe has been sold.

Negotiations started on sale of Lidcombe.

November 12

Accepted  a very good offer for Lidcombe

Settlement date March 20

Now to wait until November 21, and see if the purchasers exchange contracts.  Fingers crossed.  Sale was very quick, and we did not have to go to auction.

November 17

Signed preliminary agreement.

Third tender sent by email.  All looks good, and price still in line.

Time to get serious about the new house.

November 21

Contracts exchanged on sale of our home in Sydney. With agreement to settle on March 20, 2015. Now it really looks like we have to do this!

MJH contact, that the Pre Selections appointment is on Dec 3, at Oak Flat.

November 23

Advised that Deposit Variation 1 is ready to view, and needs to be authorised.
